📸 Photo‑Ready Requirement


Homes are expected to be photo‑ready upon arrival. If the property is not prepared, it will be photographed as‑is, and any cleanup or correction will fall under advanced editing or be delivered as‑is.


If it’s determined that the home is not photo‑ready and requires a return visit, a $50 travel fee will apply.


📦 Base Rate Includes


The base rate covers standard real‑estate photo editing, which includes:


• HDR photo processing

• Standard color correction

• Minor object removal on a reasonable number of photos

• Basic touch‑ups that fall under standard editing

• Minor object removal


This is the normal editing that every listing receives automatically.


✨ Advanced Editing Policy


Advanced edits are billed at $60/hour or per‑image as specified below:


• Excessive Blue tape removal

• Window sticker removal

• Digital window cleaning

• Major dust cleanup / floor cleaning

• Excessive smudges on mirrors and stainless steel appliances

• Excessive weeds on walkways and driveways

• Excessive Construction debris cleanup

• Light replacements

• Major grass patch corrections


• Complete lawn replacement — $20/image

• Virtual staging — $15/image

• Major object removal — quoted per item (average $15–$25)


Approval is required before any advanced editing begins and we will let you let you know if advanced editing is required, if not approved images will be delivered as is.

All advanced edits are quoted first, and work starts only after approval.

* Align chairs & pillows — symmetry photographs well.

* Open all interior doors — improves flow.

* Hide cables & remotes — reduces clutter.

* Put all toilet seats down — keeps bathrooms photo‑ready.

* Polish stainless steel surfaces — remove fingerprints and smudges.

* Remove any plastic film from appliances — avoids reflections and looks more finished.

* Clear soap dispensers, sponges, and disposable towel holders — keeps kitchens and bathrooms clean and uncluttered.


Exterior Prep

* Move cars out of driveway — clean front elevation.

* Cut lawn & tidy landscaping — sharp curb appeal.

* Hide trash bins — keeps exterior clean.

* Remove hoses & tools — simplifies visuals.

* Disable sprinkler system — prevents wet driveways, sidewalks, and windows.
